1. Agreement to Terms
By accessing or using BlockKeeper ("the Service"), you agree to be bound by these Terms of Service ("Terms"). If you do not agree to these Terms, please do not use the Service.

2. Description of Service
BlockKeeper is service charge management software designed for self-managed residential blocks, including Resident Management Companies (RMCs) and Right to Manage (RTM) companies. The Service enables RMC/RTM directors and their appointed managers to:
- Generate compliant service charge demands in accordance with Section 20B of the Landlord and Tenant Act 1985 and applicable leasehold legislation
- Track service charge payments from leaseholders
- Manage compliance obligations, including reserve fund contributions and major works notices
- Store and organise block management records
3. Eligibility
You must be 18 or over and have authority to act on behalf of the RMC or RTM company (or block management entity) you are registering. By creating an account, you represent that you have this authority.
4. Accounts
You are responsible for:
- Maintaining the confidentiality of your login credentials
- All activity that occurs under your account
- Ensuring that all users you add to your account comply with these Terms

5. Acceptable Use
You agree not to:
- Use the Service for any unlawful purpose
- Attempt to gain unauthorised access to any part of the Service or its infrastructure
- Introduce malware, viruses, or other harmful code
- Reproduce, duplicate, sell, or resell any part of the Service without our express written permission
- Use the Service to store or transmit harassing, defamatory, or otherwise objectionable content
6. Billing and Payment
Subscription
BlockKeeper is available on a subscription basis at £29 per month, billed monthly. Payments are processed securely via Stripe.
Free Trial
We may offer a free trial period. Details of any trial, including duration and limitations, will be presented at sign-up. After the trial, your account will automatically roll into a paid subscription unless you cancel beforehand.
Cancellation
You may cancel your subscription at any time from your account settings. Cancellation takes effect at the end of the current billing period. We do not provide refunds for partial months.
Price Changes
We reserve the right to change subscription prices. We will give you at least 30 days' notice of any price increase, and you may cancel before the new price takes effect.
7. Important Disclaimers
Not Legal or Financial Advice
BlockKeeper is a software tool. Nothing within the Service constitutes legal, financial, or professional property management advice. You should seek independent legal advice on compliance with leasehold legislation, including the Leasehold and Freehold Reform Act 2024 (LFRA 2024), the Landlord and Tenant Act 1985 (including Section 20B and Section 20 consultation requirements), the Building Safety Act 2022, and any other applicable legislation.
Compliance Responsibility
Compliance remains the sole responsibility of the RMC/RTM directors and any appointed managers. BlockKeeper provides tools to assist with compliance management, but we do not guarantee that use of the Service ensures compliance with any legal requirement. We are not liable for:
- Missed statutory deadlines (including Section 20B 18-month notices)
- Invalid service charge demands
- Disputes with leaseholders arising from the use of the Service
- Penalties, costs, or losses arising from regulatory non-compliance
No Warranty on Accuracy
While we strive to keep any guidance, templates, or compliance information in the Service accurate and up to date, we make no warranty that such content reflects the current state of the law. Leasehold legislation is subject to change, and you should always verify legal requirements independently.
8. Intellectual Property
All content, features, and functionality of BlockKeeper — including software code, design, logos, and text — are owned by BuraTech Solutions LLC and are protected by copyright and other intellectual property laws. You may not copy, modify, distribute, or create derivative works without our express written permission.
Your data (the records, documents, and information you upload or create within the Service) remains yours. We claim no ownership over it.
9. Data and Privacy
Our collection and use of your personal data is governed by our Privacy Policy. By using the Service, you consent to such collection and use.
You are responsible for ensuring that any personal data you upload about leaseholders or third parties is collected and processed lawfully, and that you have appropriate privacy notices in place as the data controller for those individuals.
10. Service Availability
We aim to provide a reliable service but do not guarantee 100% uptime. We reserve the right to:
- Perform scheduled maintenance (with reasonable notice where possible)
- Suspend or terminate the Service for emergency maintenance or security reasons
- Modify, update, or discontinue features of the Service
We will not be liable for losses arising from downtime or service interruptions, except where caused by our negligence.
11. Limitation of Liability
To the maximum extent permitted by law:
- Our total liability to you in connection with the Service shall not exceed the fees you paid in the 12 months preceding the event giving rise to the claim
- We are not liable for indirect, incidental, special, consequential, or punitive damages
- We are not liable for loss of profits, revenue, data, or business opportunities
Nothing in these Terms limits our liability for death or personal injury caused by our negligence, fraud, or fraudulent misrepresentation, or any other liability that cannot be excluded by law.
12. Indemnification
You agree to indemnify and hold harmless BuraTech Solutions LLC and its officers, employees, and agents from and against any claims, damages, losses, and costs (including reasonable legal fees) arising from your use of the Service, your violation of these Terms, or your infringement of any third-party rights.
13. Termination
We may suspend or terminate your account if you:
- Breach these Terms
- Fail to pay subscription fees
- Use the Service in a way that we reasonably believe is harmful or unlawful
On termination, your right to use the Service ceases immediately. You may export your data for up to 30 days following termination, after which we may delete it. You may also terminate your account at any time via account settings.
14. Changes to These Terms
We may update these Terms from time to time. We will notify you by email or via a notice in the Service at least 14 days before material changes take effect. Your continued use of the Service after changes take effect constitutes acceptance.
15. Governing Law and Disputes
These Terms are governed by and construed in accordance with the laws of England and Wales. Any disputes arising from these Terms or your use of the Service shall be subject to the exclusive jurisdiction of the courts of England and Wales.
